It’s all about Access

Denver Union Station

Connectivity, walkability, and safety

Globeville, Sunnyside, and the Highlands are all getting a fair share of MOD improvements that many are not aware of.  While the Denver market is already buzzing about the Highland Neighborhood and LoHi, it may be Globeville and Sunnyside that will see the greatest cool factor from these changes.

It’s all about Access!  New Improvements have been underway around the Globeville and Sunnyside neighborhoods providing a new pedestrian and bike friendly bridge over the 38th Avenue underpass on Inca Street providing a safe way to connect and commute from Highland to Sunnyside.

In the world of our great and expanding light rail system construction is now underway on the new Station Stop for the Fox and 41st FasTracks station along the Gold commuter rail line.  This station is the first station coming out of the new Denver Union Station hub and creates a quick and easy way for residents of the Globeville and surrounding neighborhoods to enjoy their work and play downtown.

Connectivity is MOD!   It opens up all sorts of opportunities for enjoying where you live and for those looking at investment values over time.  Transit Oriented Development is the buzz word of the market here and across the nation (and globe).  As we look at car optional living, freedom from traffic, and more sustainable living alternatives every footstep closer to a light rail station equals a greater value.

For some, the value comes in the terms of supply and demand when buyers look to add transportation access as an amenity.  Long term many developers identify access to light rail as a priority in selecting sites to invest in.  Residential investors and homebuyers might want to consider this.

For others it is something to be enjoyed within their downtown lifestyle.  Light rail means a quick ride to enjoy all the great restaurants, shopping, sporting events, festivals, and activities the Downtown has to offer without living in the metro area.   Whether it is work or play that draws you into the downtown area, access to light rail puts everything footsteps away with often much lower costs of ownership.

And for world travelers being close to light rail station will very shortly mean access to DIA without parking, traffic or any of the car related hassles.  Just grab your passport and walk out your front door.  Awesome!
